Holiday Inn and Suites, Cleveland
This property was assigned to us by one of our PE partners. The property had been recently acquired and in need of immediate actions that were negatively impacting guests’ experiences. These changes yielded favorable results above planned expectations, increasing both Occupancy and ADR. We were able to increase and retain our loyal base of business by delivering outstanding breakfast through Covid and a clean and friendly environment. Door boost our associates motivation for service by imposing a positive team based culture at the property.
Door will be managing the renovation to the Holiday Inn Express Formula Blue 2.0 and deliver its commitment to exceed guests expectations, while increasing the hotel’s value. The Formula Blue 2.0 design embodies an appealing combination of fresh, dynamic, and focused design features that contribute to an efficient and engaging environment.

Door took control of this asset with many physical deficiencies, and by improving the property’s perception of value and guest satisfaction, Door was able to increase ADR by 18% without compromising occupancy, generating higher cash flows for the hotel owner with with an increase of 8% in the annualized RevPar.
La Quinta Inn, Cedar Park
In April 2022, we assumed management of this hotel, which boasts numerous demand generators and a prime location surrounded by retail, housing, and entertainment options, as well as easy access to Lake Travis and the Texas Hill Country. As a result, the property is ideally located to appeal to the leisure market.
Despite operating in a competitive market where well-known brands like IHG, Choice, Hilton, Marriott, and Hyatt are present, under the management of Door Hospitality, the property has consistently outperformed the competition in terms of key performance indicators. The hotel’s location and the recognition of the La Quinta brand have driven strong occupancy and rate metrics.
To build on this success, we have planned a renovation that will enhance the guest experience, provide marketing opportunities, attract corporate clients, support higher room rates, and give us a significant edge over our compset.
